MLK GATEWAY -Phase 1

The MLK Gateway Project was a two-phased development.

The first phase comprises 20,000 square feet of office above 14,600 square feet of community-facing retail. The second phase comprises approximately 100,000 +/- square feet of mixed-use buildings.

 

In 2016, Mayor Bowser issued an RFP seeking partners to redevelop what is now known as the first phase of the Project. A development team led by the Menkiti Group was selected and broke ground on the Project in December of 2019. The first phase was completed in November 2021.

MLK GATEWAY -Phase 2

MLK Gateway is a brand-new two-phase ground-up development project that has created a gateway from downtown DC to a revitalized and vibrant Anacostia.

 

Located at the intersection of Martin Luther King Jr. Avenue and the newly renamed Marion Barry Avenue (formerly Good Hope Road), this project is driving new commerce, business, and community engagement for Anacostia.

 

Phase I opened in November 2021, is 100% leased, and anchored by the tech firm Enlightened.  Phase II opened in 2024.  A few retail and office spaces remain available for lease (click here for details).

 

This project is a partnership between The Menkiti Group and DMPED.  DC’s Department of Housing and Community Development will anchor the office portion of Phase II.

ANACOSTIA HOUSE

A SPACE FOR LOCAL NONPROFITS

Located at 1916 13th St SE in the heart of historic Anacostia, this renovation project, coined the Anacostia House, is an exciting story of renewal for a dilapidated building. Today, the Anacostia House is home to the Anacostia Coordinating Council - and we're honored to have them as part of our mission in action. 

 

From the beginning, The Anacostia House was part of The Menkiti Group’s broader vision for Historic Anacostia — a long-term commitment to supporting local leadership, investing in neighborhood assets, and creating spaces that reflect the strength of the community.

The project was made even more meaningful by the fact that it was built by a team of Ward 8 contractors, showcasing the talent and capacity that exists right here in the neighborhood.

Alongside MLK Gateway, The Anacostia House is part of our mission to use real estate as a catalyst for positive impact — helping neighborhoods grow from within and thrive for generations to come.
