MLK Gateway Phase II (Washington, DC)

MLK Gateway is a two-phase project that forms the gateway from downtown DC to an emerging and revitalized Anacostia. This project is a partnership between The Menkiti Group and DMPED.
Phase I is a $22.3M project anchored by the headquarters of DC-based, minority-owned company and tech incubator Enlightened.

Phase II is a LEED Gold $70M project anchored by the DC Department of Housing and Community Development (DHCD) as well as Keller Williams Capital Properties, the 3rd largest DC metro-area brokerage by volume, which operates a real estate training academy. Street-level retail features food- and community- focused businesses.

MLK I is currently delivering an annualized 10.9% cash-on-cash return. MLK II tenants are in the process of moving in and the property will soon be fully stabilized.
