MG HQ | 3329-3407 8th St NE (Washington, DC)

After acquiring this former print shop on 8th Street NE in Brookland in 2012, The Menkiti Group performed a complete rehabilitation of the existing structure, transforming 10,000 SF of former production area into a new headquarters for its DC office. Additionally, the development team delivered a turnkey 8,000 SF hardware store along with a 2,000 SF Pilates studio. A unique feature of the redevelopment is a 60 kW rooftop solar array which offsets approximately half of the property’s annual energy usage.

The redevelopment also benefitted from a façade improvement grant funded by the DC Department of Housing and Community Development. The building’s location in the heart of Brookland provides easy access to the DC Metro and nearby services and retailers.

The project is currently 100% leased and most recently appraised for nearly double the cost of the original project.
