MOUNT RAINIER, MD – On Monday, August 1st, state and local officials joined the development team led by the Menkiti Group to celebrate the commencement of construction activities at the 3300 block of Rhode Island Avenue in Mount Rainier, Maryland.
In April of this year, the Menkiti Group closed on the acquisition of the 3300 block of Rhode Island Avenue, having previously been awarded the rights to redevelop the site from the Redevelopment Authority of Prince George’s County. The property consists of three adjacent buildings which have sat vacant and dilapidated for the past decade. The redevelopment project led by the Menkiti Group will transform the derelict buildings into a dynamic mixed use project.

Scheduled to deliver in the summer of 2017, the 3300 block of Rhode Island Avenue will consist of 10,000 SF of ground floor commercial space along with 11 residential apartment units above. The Menkiti Group plans to curate a vibrant mix of community-serving retail amenities to encourage daytime and evening activation of the site.
The envelope of the existing buildings will be preserved and restored, maintaining the historic character and integrity of the block. In keeping with Mount Rainier’s commitment to sustainability, the project will feature many sustainable design elements and will achieve LEED Silver certification.
The development team includes Ahmann LLC (Architects), Built Environment Engineers (MEP/FP Engineers), Capital Development Design Inc. (Civil and Geotechnical Engineers), United Structural Engineers, Sustainable Design Consulting (LEED), EA Engineering, Science, and Technology, Inc. (Environmental), Nextility (Solar) and Jonathan Arnold Consulting (Community Engagement). UIP General Contracting will serve as the General Contractor for the project. Construction financing is being provided by Sandy Spring Bank.

The groundbreaking ceremony also included remarks from David Iannucci, Assistant Deputy Chief Administrative Officer for Economic Development and Public Infrastructure, Prince George’s County, Malinda Miles, Mayor, City of Mount Rainier, Deni Taveras, Prince George’s County Councilwoman, Howard Ways, Executive Director, Prince George’s County Redevelopment Authority, and Anthony Lee, President, Gateway Community Development Corporation.
