The Menkiti Group has partnered with Heleos to develop a mixed-use building consisting of 101 multi-family residential units, two-thirds of which will be affordable at a mix of 30%, 50%, and 60% of Median Family Income. 24 of the residential units have been designed as family-sized, three-bedroom layouts. The project will feature a gym, conference area, and meeting space, with 11,277 SF on the ground floor and mezzanine to serve an existing non-profit performing arts organization, including a new performing arts theatre, black box theatre, visual arts gallery space, and dance studios. An additional 1,888 SF will be reserved for ground level retail which will be complemented by enclosed garage parking spaces and indoor secure bicycle parking. The project has a distinct focus on sustainability, including a net-zero energy target and LEED v.4 Gold-level design.
